Types of Construction Projects

I: DESIGN-BUILD

commercial construction, residential renovations, home remodeling This option is probably the most common for residential remodeling.  In the Design-Build option, the customer provides concept ideas to the contractor who then takes those ideas and creates the final product. Typically, the contractor assigns a cost allowance for each construction category, e.g., plumbing, cabinetry, electrical, flooring, etc.  The advantage of the Design-Build option is that the customer can get a knowledgeable quote from a Building Contractor for little up-front cost. The downside is that the customer does not get a firm price for the project because no plans or project specifications have been provided.  Obtaining a firm quote for each category requires a pre-developed scope of work with true specifications and drawings which, again, are not available for most categories in the Design-Build option.  In the Design-Build option there may be cost overruns in some of the estimated categories as the job progresses, due to the fact that actual subcontractor bids are not solicited.  As in any construction project, there may be cost and/or timeline overruns due to unforeseen circumstances, or ‘discovered conditions’, as the job progresses.  In the Design-Build option, cost overruns may be 10%-25%. The Design-Build option is basically a Cost-Plus contract with declared allotments.

II: PLAN-DEVELOPMENT

This option is commonly used in commercial construction projects and some larger residential projects as well. In the Plan-Development option, the customer hires a contractor, architect or designer to develop the actual plans for the project which include architectural drawings, actual measurements and other project specifications including colors and finishes.  The advantage of the Plan-Development option is that actual costs and timelines are known. The downside is that there are up-front costs to the customer to obtain actual project plans and specifications.  However, with the Plan-Development option, the contractor can secure firm quotes for each construction category, e.g., plumbing, cabinetry, electrical, flooring, etc. to eliminate many of the unknowns.  With the Plan-Development option, the contractor can present a firm cost analysis to the customer as to what the actual cost of the remodel project will be, as well as an accurate timeline for completion.  As in any construction project, there may be cost and/or timeline overruns due to unforeseen circumstances, or ‘discovered conditions,’ as the job progresses.  With the Plan-Development option, it typically costs $1,500-$3,500, to develop plans and specifications, depending on the size of the project.

III: PLAN-BUILD

In some cases, the customer has already obtained architectural plans/specifications for their remodel project but lacks a firm cost analysis and a viable building plan or scope-of-work.  In this case the customer hires a Building Contractor to develop the building plan, obtain firm quotes for each construction category, and oversee implementation of each aspect of the plan to ensure quality of workmanship and adherence to building code requirements.
